Houses and gardens in West Park

West Park covers about 49 hectares. Around 37 hectares are West Park Village, with at least 700 homes and some commercial buildings; the other 12 hectares are West Park Nature Reserve, described as the first new park created in Darlington for a hundred years. West Park Hospital opened in 2004 and West Park Academy in 2005, and the development has won national awards, including a Local Government Chronicle sustainable communities award and a RICS gold award for regeneration. It sits beside the A68 and junction 58 of the A1(M), directly north of Cockerton.

West Park falls within the Census ward of Brinkburn and Faverdale, which also includes older streets. In 2021, 50.5% of households in that ward lived in a semi, 26.1% in a detached house, 14.4% in a terrace and 8.5% in a flat. In the new village itself, homes range from terraces and townhouses to larger detached houses, on streets such as Edward Pease Way and Comet's Garth that nod to Darlington's railway history.

New-build gardens follow a familiar pattern. The developer usually laid a small patio of thin slabs just outside the back doors, turfed the rest over compacted subsoil and fenced the boundary. A few years on, owners want more space to sit, better drainage, a path to the shed and a finish that suits the house rather than the cheapest slab available.

The nature reserve gives many homes a green outlook, and gardens that back onto it or onto the beck corridors often want a patio placed to look over the boundary rather than tight against the house. Smaller townhouse gardens benefit from large-format paving with few joints, which makes a compact space look calmer and is quicker to keep clean.

What lies under West Park

The British Geological Survey maps glacial till over dolostone of the Ford Formation here. On new estates, the natural clay has usually been disturbed: topsoil was stripped, ground was levelled by cutting and filling, and heavy machinery compacted the surface. The result is often hard, poorly draining subsoil under a thin layer of topsoil, with softer made ground in places.

For a patio, we dig out the builder's slabs and their sand bed, take the excavation down to firm ground and build a proper compacted stone sub-base on a membrane. The fall is set away from the house and towards the lawn or a drain, keeping the surface below the damp-proof course and clear of air bricks.

The Environment Agency does not show the centre of West Park in Flood Zone 2 or 3, but Flood Zone 3 lies within 750 metres along West Beck. Surface water on compacted clay is the main issue for gardens, so drainage is part of every West Park design.

Planning checks for West Park

West Park has no conservation area and no listed buildings, according to the national planning data we checked. A back-garden patio at ground level is normally permitted development. Raised platforms over 30cm need permission, and front-garden paving over five square metres must be permeable or drain to a soft area.

Some new-build homes were sold with restrictive covenants or are managed by an estate management company with its own rules about front gardens, boundaries or visible changes. These are private arrangements rather than planning law, but it is worth checking your deeds before changing a front garden.
