
Houses and gardens in Middleton St George
The 2011 Census counted 3,779 people in the parish, a figure that includes Middleton One Row, Low Middleton and Oak Tree, and the wider council ward had 4,650. Growth since the mid-1990s has turned a railway village into a commuter settlement for Darlington and Teesside. The original line of the Stockton and Darlington Railway passed through here, and the village is still served by Dinsdale station.
The 2021 Census shows the result. In the Sadberge and Middleton St George ward, 47.3% of households live in a detached house, 28.3% in a semi and 18.5% in a terrace; only 4.4% live in flats. Much of the detached housing is on estates built from the 1990s onwards around the older village centre, Station Road and Church Lane, while Middleton One Row keeps its older houses facing south over the Tees.
New estates mean new-build gardens: a compact patio of thin slabs left by the builder, compacted subsoil under turf and fence panels on every side. The most common request is a larger, properly based patio with a path, a step to the lawn where the plot falls and sometimes a low wall or raised border. In the older parts of the village and on Middleton One Row, gardens are more established and natural stone often suits the houses better. Middleton One Row's houses look south over the river, and their long front-to-back plots suit a terrace that makes the most of that view.

What lies under the village
The British Geological Survey maps glacial till over Sherwood Sandstone at Middleton St George. Till is stony clay that drains slowly, and on new estates it has usually been moved and compacted by plant during construction. That makes it hard to dig in summer, sticky in winter and prone to holding water at the surface.
A durable patio here starts with digging out the builder's slabs and sand, taking the formation down to firm ground and building a compacted crushed-stone sub-base on a membrane. We set the surface below the damp-proof course with a fall towards the lawn or a drain. On plots where rainwater gathers, a channel drain at the patio edge or a permeable finish saves trouble later.
The Environment Agency does not place the village in Flood Zone 2 or 3, and no river Flood Zone 3 lies within 750 metres of the centre. Surface water, however, is common on the clay, and the surface-water map shows a good number of low spots where heavy rain collects.

Conservation areas and planning
Darlington Borough Council lists two conservation areas here: Middleton One Row, which has its own character appraisal, and S&DR: Middleton St George (Fighting Cocks), one of the railway heritage areas designated along the line of the Stockton and Darlington Railway. Listing data near the village centre includes a pair of arched stone doorways in a garden on Middleton One Row.
For most homes on the newer estates, neither conservation area applies, and a ground-level back-garden patio is permitted development. Inside the conservation areas the same is normally true for the patio itself, but trees are protected (six weeks' notice to the council before major work) and listed structures need extra care. Front-garden paving over five square metres must be permeable or drain to a soft area everywhere.
